Is Roof Cleaning Necessary?
The roof is the absolute first line of defense for your protection. Keeping those roof shingles and skylights clean is a must! In addition to shelter protection, there are financial benefits of having your roof cleaned.
Are you looking to sell or refinance your home? Real Estate professionals are known to recommend roof cleaning as the most cost-effective way to increase property value. If you ever need to file an insurance claim you will be happy your roof was well maintained. A damaged roof is a popular reason for voided home insurance claims.
If the financial and shelter benefits weren’t enough, how’bout the enhanced aesthetic of having a clean roof? This is an obvious remedy to put an end to those nasty looks or snide remarks from your neighbors – “Hey Bob, when will you remove that eyesore on top of your house?”
Roof Cleaning Methods:
Soft washing is a method to clean roofs and awnings made from vinyl, membranes, canvas, painted metal, gypsum to name a few. Softwashing is generally used for older roofs that have severe roof staining. These stains are from a bacteria called Gloeocapsa Magma. The soft washing will apply cleaning detergents to penetrate beneath the surface material and remove the bacteria and root cause of the stain.
Low-pressure roof cleaning:
Low-pressure roof cleaning is used to protect roofs with loose shingles or brittle tiles. The pressure is somewhere between that of a garden hose with a spray nozzle and a pressure washer.
Deionized water cleaning:
Deionized water cleaning is typically used for polished surfaces such as metal panels, aluminum, glass, and plexiglass. This method is used to prevent mineral deposits and hard water stains.
Roof cleaning is not a DIY job, it takes skill and safety equipment to prevent serious injuries. The safest fall protection equipment on the market today is by proper use of anchors and two-line rope systems. A certified rope access professional is highly recommended if the project is dangerous.
Some roof cleaning projects require the use of a boom or scissor lift. Aerial lifts enable workers to perform roof cleaning without stepping on the roof. OSHA requires a certification for all boom lift operators.
Types of Roofs:
Asphalt roof cleaning:
Asphalt shingles are made of fiberglass, asphalt, minerals, and ceramic granules. The ceramic granules help deflect UV light and also give shingles their color. The fiberglass and asphalt material provides strength and waterproof protection for your roof.
Terracotta roof tile cleaning:
Terracotta or tiled roofs reflect heat and match Mediterranean-style houses. Since Ancient Greek and Romans times, these fire clay styled roofs have been used as a roofing material. The downside is that they are difficult to install and maintain. Walking on these tiles can cause them to break therefore they should only be cleaned by a professional contractor that knows how to work on a roof.
Slate roof cleaning:
Slate roofs are perhaps the most beautiful. Slate roofing is commonly used on Victorian and Gothic houses as well as churches. Slate roofs repel both fire and insects. Slate roofs are expensive but there is a large market for much less inexpensive faux slate roofing.
Metal roof cleaning:
Metal roofing comes in a great variety. They can be made of steel, aluminum, copper, and alloy strips. Cleaning or washing metal or any polished surface is subject to hard water stains. Using deionized water for the washing and rinsing process will prevent ugly marks. Since deionized water contains no minerals there will be no mineral deposits or stains to be found.
Glass roofing, Skylights, Solar panel cleaning:
Glass roofing comes in single or multiple panels. Due to its transparency, glass roofing needs to be cleaned on both sides. Having a professional window washing company with experience in working at height is of utmost importance. Solar panel cleaning helps maintain the production of renewable energy.
Canopies and awnings come in a wide array of materials that include vinyl, membranes, canvas, gypsum, aluminum, plexiglass. The major function of canopies and awnings is to block sunlight but they can also help style windows, door frames, and outdoor patios.
Vinyl membrane roof cleaning:
Known as eco-friendly green roofs, vinyl roofing is used on both commercial buildings and residential homes. It’s made of a single-ply white membrane called PVC (polyvinyl chloride). Due to its color, it has reflective properties. Vinyl roofs keep rooms cooler underneath so air conditioning units don’t have to work as hard. These roofs are also highly durable and repel water. Therefore, vinyl is commonly found on low-pitched roofs. The biggest issue with vinyl roofs is that they can get very dirty due to their color. Fortunately, vinyl roof cleaning is easy for the RayAccess team. We perform soft washing with cleaning agents for a deep clean.
Moss & Algae are very harmful to the function of your roof. If your home or business is in close proximity to the ocean, these little critters can easily nest into the nooks and crannies of your roof. Overtime moss, algae, mildew, grit, and grime will grow and damage your roof. These contaminants will spread beneath the roof shingles. Eventually, your roof will become leaky and extremely expensive to repair.
In addition to close proximity to the beach or ocean, debris buildup is another driver that attracts living parasites such as moss and algae. Consistently washing away ash, soil, dirt, twigs, leaves, seeds and other debris will prevent the moss and algae from ever finding your home.
