Our Process:

The first step is for our estimator to visit the property and review the scope of work. We take down measurements, substrate conditions, and potential obstacles. From there we can provide a detailed work plan and estimate. Our proposals include payment terms, insurance coverages, project duration, scope, materials, surface preparation requirements, access method, and cost.

If our proposal is approved we can schedule the project. Most often, our operations manager will perform a pre job walk. We may do adhesion testing and take a color sample. Surface preparation usually includes pressure washing the building and removing any peeled paint. From here we fill cracks and apply a primer coat. Finally, our crew paints the building using 1-2 coats.

What Is The Best Paint For The Exterior Of A Building?

Elastomeric paint is perfect for masonry surfaces like stucco and concrete, which are often found on mid-rise and high-rise buildings. It provides great waterproofing and flexibility, so it can expand and contract with temperature changes without cracking.

What Access Methods Are Used For Exterior Building Painting?

Ladders: For low-rise buildings or small-scale projects, ladders are a simple and cost-effective option. They provide easy access to lower and mid-level areas but are limited by height and stability considerations.

Aerial Lifts: Boom lifts and scissor lifts are mobile platforms that can be raised to various heights. They are ideal for accessing hard-to-reach areas but need a stable, wide, and flat space to operate.

Scaffolding: Scaffolding is commonly used for mid-rise and high-rise buildings. It provides a stable and secure platform for painters to work on, allowing access to large sections of the building’s exterior at various heights. Scaffolding can be customized to fit the building’s design but can be very expensive to erect.

Swing Stages: Also known as suspended scaffolding, swing stages are platforms suspended by ropes or cables from the roof of the building. They can be raised or lowered to different levels, providing painters with flexible access to the exterior surfaces. 

Rope Access: This method involves skilled and certified technicians using top anchors, ropes and harnesses to descend or ascend the building. Rope access is highly effective for tall buildings and much quicker to set up than traditional methods.

How Frequently Should A Building’s Exterior Be Painted?

The frequency with which a building’s exterior should be painted depends on several factors, including the type of material, climate, and the quality of the previous paint job. Since most buildings in Los Angeles are concrete and weather conditions are not extreme a professional paint job should last for 10-15 years.
