Leaking Window Frames? Here’s What We Do
Our team will walk you through the different tests and inspections to confirm your window frames are indeed leaking. We then provide our recommendation to solve any potential water damage issues.
Our multi-step window waterproofing process:
Old Sealant Removal:
Not all sealants adhere to each other therefore we must fully remove old sealants.
Grease Removal:
To prevent adhesion failure with substrate any grease or loose contaminants is removed by one of our technicians, using a solvent wipe followed by a clean dry wipe.
Surface Preparation:
To confirm new window sealant is applied with respect to maximum joint movement capacity, we may need to install a backers rod.
Caulking (sealant) Application:
We apply sealant via an application gun with a specific nozzle to match the width of the joint.
Tooling:
We use a special spatula for tooling, to form the recommended hourglass shape for best adhesion and aesthetic.
Window Waterproofing Is Much Less Expensive Than Replacement:
Once your window frames start to deteriorate you are at risk of needing new windows. Last thing you want is water getting trapped inside the frame. Overtime water causes corrosion and installing new full frame windows is very expensive! Keep window frames protected with caulk and prevent water from collecting inside your window frames.
4 Reasons Why Window Leaks Occur:
- Deteriorated or shrank rubber gaskets
- Missing, expired, or cracked sealant on window joints and fasteners
- Improper sealant application or deficient preparation by a contractor with breaks in the flashing
- Lack of overhangs on the roof and improperly angled fascia board above the window
Consequences of Water Damage:
Water damage is very common with all kinds of problems including mold, corrosion, fire hazards, unwanted pests, expensive energy bills, and property damage. According to Triple-I [1], about two percent of insured homes file a property damage claim caused by water damage.
Window Flashing and How It Prevents Water Leaks:
Flashing is an important part of the window installation process. Window flashing is the layering of metal sheets where each successive layer overlaps the layer beneath. Similar to roof shingles, this system directs the flow of water down and away from the inside of your house or building. If water is leaking into your property from the windows, there is a definite possibility that flashing was installed incorrectly.
Though replacing the window caulking can fix a leak there is always a chance that the flashing needs to be replaced. Only a licensed window installation company should do this job.
Correct Application Is Needed For Sealants To Work:
It’s very common that property managers have a hard time choosing a good and reliable waterproofing contractor. Each type of window joint requires the appropriate sealant to make the area watertight and airtight. A good contractor knows which sealants will achieve the best results for each specific environment, and does not skip out on any steps in the application process. Exterior surfaces of buildings expand and contract with the change in temperature. Therefore a flexible sealant is needed to allow this deformation, and at the same time, protect against leaks.
