How Do You Find a Hidden Water Leak?
Gravity and internal wall framework can create conduits that transport water from room to room and floor to floor. Water intrusion can go undetected for months before it causes any noticeable damage. Fortunately, it’s possible to find moisture infiltration and water leaks before serious damage to a building or house. Infrared thermography helps find hidden water leaks without resorting to destructive testing.
What is Infrared Thermography?
Also known as thermal imaging, infrared thermography has many applications from medical diagnosis to water leak detection. It uses infrared cameras to detect heat patterns. The infrared cameras display temperature changes on surfaces as a color palette for the human eye to see and digest. Quite simply, the temperatures of objects are made visible using infrared thermography.
It should be noted that infrared thermography can not see through things like an X-ray machine can, it only detects changes in heat.
Thermal Imaging and Drones:
RayAccess is fully equipped to detect water leaks using both infrared cameras and unmanned aerial vehicles or drone technology. We employ FAA-certified drone pilots that have the skills to capture and interpret thermal images. Whether your subject is 3,000 feet above the ground, we can easily capture thermal images of roofing, high windows, and building facades. Drone technology combined with infrared cameras provides a cost-effective method to assess hard-to-reach areas very quickly.

Water Testing:
Water testing consists of a simulated water test performed by RayAccess. We simulate rainfall with calibrated nozzles using ASTM & AAMA standardization of 5 min per 5 linear feet with 35 PSI. A RayAccess technician will look for water intrusion from the interior during the water test.
Weatherproofing:
Once the rain leaks are detected we perform weatherproofing or rain leak repair. Typically, most leaks from window frames & walls are caused by deteriorated sealants.
