Service Area for Infrared Leak Inspections:
With its dry, arid climate, many buildings in Los Angeles are ill-prepared for rainwater intrusion. All too often, residents are taking the wait-and-see approach, when sourcing water leaks. In addition, poorly installed windows are all too common in LA.
The good news is that our company can find water intrusion not visible to the naked eye. Since 2011, RayAccess has proudly served the Los Angeles community performing thermal imaging to detect water leaks. We also travel throughout California for infrared water leak inspection jobs for commercial and industrial properties.
How Do You Find a Hidden Water Leak?
Gravity and internal wall framework can create conduits that transport water from room to room and floor to floor. Water intrusion can go undetected for months before it causes any noticeable damage. Fortunately, it’s possible to find moisture infiltration and water leaks before serious damage to a building or house. Infrared thermography helps find hidden water leaks without resorting to destructive testing.
What is Infrared Thermography?
Also known as thermal imaging, infrared thermography has many applications from medical diagnosis to water leak detection. It uses infrared cameras to detect heat patterns. The infrared cameras display temperature changes on surfaces as a color palette for the human eye to see and digest. Quite simply, the temperatures of objects are made visible using infrared thermography.
It should be noted that infrared thermography can not see through things like an X-ray machine can, it only detects changes in heat.
Thermal Imaging and Drones:
RayAccess is fully equipped to detect water leaks using both infrared cameras and unmanned aerial vehicles or drone technology. We employ FAA-certified drone pilots that have the skills to capture and interpret thermal images. Whether your subject is 3,000 feet above the ground, we can easily capture thermal images of roofing, high windows, and building facades. Drone technology combined with infrared cameras provides a cost-effective method to assess hard-to-reach areas very quickly.
Property managers are requesting inspections more often, given the cost advantages of deploying drones with thermal imaging.
Benefits of Infrared Thermography Inspections:
- Detect water leaks and the damage they have/will cause.
- Detect insulation failures, lower energy bills, and improve quality of life by having greater control of the temperature conditions in your house or building.
- Detect “hot spots” in electrical systems that could be fire hazards. Overheating is picked up by the infrared camera.
- Detect moisture created by pests that built nests inside the walls of your home.
- Lower insurance premiums with a positive infrared inspection report or show proof of damage and collect insurance payments.
- Overall infrared inspections are quick and do not require invasive testing or opening drywall.
- Results are recorded digitally and easy to share.
- Infrared inspection costs are relatively low.
Water testing consists of a simulated water test performed by RayAccess. We simulate rainfall with calibrated nozzles using ASTM & AAMA standardization of 5 min per 5 linear feet with 35 PSI. A RayAccess technician will look for water intrusion from the interior during the water test.
Once the rain leaks are detected we perform weatherproofing or rain leak repair. Typically, most leaks from window frames & walls are caused by deteriorated sealants.

"Great job at a great price! Had them come in to clean our building and were able to reach the high windows with no problem! Called for a free estimate, they came that same day and then came to clean to the next day! Friendly staff as well!"
Thank you so much for cleaning windows at our building. The tenants are so happy! They can finally see what's outside their windows!
I'm really happy with work RayAccess did for us on painting the exterior of Loews atrium. At first, I though it would be a nightmare project because of old paint condition and difficult access to some areas. But it turned out to be a very professional and smooth job! Thank you.
RayAccess painted our outdoor movie screen on a high-rise building in Downtown LA. With their Rope Access method, they saved us thousands of dollars in bringing a huge lift and blocking almost entire street. The job was done perfectly! Thank you so much!
